(City of Miami, Fla. – June 18, 2024) Oak Row Equities acquired a development site in downtown Miami, near the Brightline passenger rail station. Oak Row Equities said it’s retained Hollywood-based ODP Architecture & Design to work on an apartment project there, called First & Fifth. Its plans call for a 45-story tower with 500 luxury apartments and a total size of about 700,000 square feet.
"First & Fifth exemplifies our thesis that the ability to live, work, and play within a short walk or train ride will become critical to a renter's decision process in South Florida," stated Erik Rutter, managing partner at Oak Row Equities. "We are proud of our partnership with the City of Miami and the diligence of our team in structuring this deal while navigating historic preservation and zoning requirements."
This site has great access to public transit, with MiamiCentral across the street serving both the Brightline and Tri-Rail. Plus, there are Metromover and Metrorail stations within walking distance. The county’s zoning rules allow for more density and decreased parking requirements near transit stations.
